Buying a Home in the Province of Milan: All the Benefits and Trends for 2025

The Milanese suburbs continue to hold strong appeal for those who want to buy a home but find prices in the city too high. In June 2025, the average price per square meter in the suburbs was approximately €2,263, representing a 51% savings compared to the average in Milan, which stood at €5,791 per square meter. In this context, the municipality with the lowest prices turned out to be Turbigo, where prices are about 60% lower than in Milan. Castano Primo also follows this trend, with prices well below the Milan average.*

This difference has shifted the relative value in favor of the province, where it is still possible to find larger, more energy-efficient homes within the same budget.

Overall, a picture emerges in which the province of Milan offers a diverse range of opportunities. For those looking for a more affordable option while still staying within the metropolitan area, outlying areas such as Turbigo, Buscate, and Castano Primo offer significant savings.

Although Milan remains one of the most expensive markets in Italy, its surrounding areas are now becoming increasingly attractive: the resident population is growing, demand is rising, and, above all, prices there remain significantly lower than those in Milan itself.

In addition to the price per square meter, there are many advantages to buying a home in the countryside:

1. High quality of life

Less traffic and chaos. Provinces are generally less congested, with better air quality and lower noise levels.

More green spaces and open areas. It’s easier to find green spaces, parks, bike paths, and areas for outdoor activities—ideal for families with children, sports enthusiasts, and nature lovers.

2. Larger, more modern homes

Larger floor areas. For the same budget, you can buy homes with more rooms, private gardens, terraces, or garages.

Higher construction standards. Many newly built or recently constructed properties in the province have a high energy efficiency rating (above Class A), which offers tangible benefits in terms of energy consumption.

3. Growing Local Services

Improvements to commercial and educational offerings. Many municipalities in the province are investing in schools, sports centers, libraries, clinics, and services for families.

Presence of logistics and industrial hubs. In some areas, economic and employment growth is driven by proximity to manufacturing centers or logistics hubs.

4. Good connections to Milan

Public transportation is becoming increasingly efficient. Suburban rail lines (such as the Passante), subways, and highways make it possible to reach Milan quickly, especially from the inner suburbs.

Remote Work and Flexibility. With the rise of remote work, living outside the city is now more compatible with professional life.

5. More Livable Communities

A greater sense of community. Small-town communities often offer a more peaceful and close-knit environment, with a stronger and more engaged social network.

Safety. Provincial areas generally have a lower crime rate than Milan.
